What a great time it is to be alive!! One of the secrets of happiness is the practice gratitude, and I do this a couple times a week in my journal. One of the secrets of motivation is to have a purpose beyond just you.
I bring this up today because I received a rather nasty email from someone I know. He challenged the purpose of why I post what I do, saying it’s for self affirmation, states my humility is false, and is making assumptions about me.
As someone who has done a lot of self introspection and studied human psychology, I have learnt a few things. Among them is that we are all human, we are all flawed, there is no such thing as normal. I am no different, I knowingly admit I am crazy in many ways. Just this morning I signed up for a martial arts tournament to fight other men. I am scared, scared of losing, scared of being embarrassed. I have been choked unconscious before in competition in front of my teammates and coaches. I am crazy. I do chase excitement. I am not normal.
Many things we all do is about our nature. We as humans enjoy challenges, we’re territorial, we have egos, we all seek approval and want to be loved. So no judgement here if anyone wants to publicly share their wins and successes, I personally welcome it. By witnessing others’ successes, that motivates me to be successful with you. If you remember the story about the 4 minute mile, a running race to complete a mile, 1600m, in under 4 minutes was first done by Roger Bannister in 1954. How long have humans been racing for? FYI, the first Olympics was in the 600’s BC. Two months after Roger Bannister’s record feat, he did it again, a sub-four-minute, along with Australian John Landy. Once John Landy knew it was possible to run sub-four, he believed in himself and made it reality.
This is the same reason I’ll continue to share my journey to freedom 45. My success was not overnight nor without sacrifice. I have more grey hair than my dad and scars on my face from Shingles, exactly seven years ago due to stress. I want to be a living case study of what is possible and the rewards that come, so you the listener or friend or client (not mutually exclusive) may believe in yourself to do the same.
For the same reason I belong to a mastermind with Michelle Gauthier, Susan White, Ryan Carr, Aaron Moore – our guest this week, Luke Wywrot, Tasha Monaghan and Sarah Coupland to hear others’ successes to motivate me and to them the same.
If anyone is interested, I’ll share more about what drives me in hopes YOU may be more motivated to make 2019 your best. Because to answer my hater, I’m not at peace with myself at 3am, my mind gets on a hamster wheel when I wake up in the middle of the night how I can do more, be more. That is who I am and how I arrived to where I am today and take me to places including a multi million dollar charitable foundation for my charity the Hamilton Basket Brigade to ensure hundreds of families will receive the best Easter, Thanksgiving and Christmas ever for decades long after I’m gone.
If people want to hate me for chasing my goals then go ahead. Because a good life for my kids, grandkids and giving underprivileged families their best Christmas ever means a hell of a lot more to me than one person’s feelings.

Yes I know, I was back like two weeks ago from Hong Kong, China, but this time I’m back from our cruise trip we had booked before our Hong Kong trip!!
We took a Norwegian Bliss cruise out of Miami with stops in St. Thomas USVI, Tortola BVI (my personal favourite for the lovely views of rainforest and coast line, and one of the nicest beaches I’ve been to), and Bahamas.
We did some amazing snorkeling right off the beach in Magens Bay, St Thomas. I was snorkeling with land developer Charles’ Wah’s dad, he goes by Wah, and my brother, Tony. My brother is an advanced diver, I’m a recreational diver. We both like to dive, but when travelling with kids, snorkeling will have to do. We saw lots of tropical fish (some the size of my forearm), a school of cuttlefish, and the highlight was an octopus. We hung out with our eight legged friend for a bit and were treated to a show as it changed colours to an almost-white.
Snorkeling brought back memories of my brother and I snorkeling in Bahamas as kids. This event and the whole trip was a great bonding experience for us.
On the trip was my wife and kids, Tony’s wife and kid, my mom, friends of the show Charles Wah, land developer, and Andy Tran, best known for his basement suite consulting business. They both brought their families, including parents. Our total group was 26 and it was so much fun!!! I call this having multiple flavours of cake and eating it too!!
Charles and Andy are my friends who were at first clients of mine, but then became close friends. We’re all young and ambitious entrepreneurs, so it’s great we can get together like family to enjoy a pleasure cruise. We get each other, whereas many of you investors know, not many people “get you.”
I love cruising so much, I already booked my next cruise in early 2019. You see, I’m turning 40. I thought things were downhill at 30, so even more so now. Cherry and I are attending the 10X Growth Conference by Grant Cardone in Miami, so why not hop on a 4 night cruise in the Caribbean since we’re already in Miami and it’s so much cheaper than staying in Miami! LOL :p
A couple real estate friends look to be coming too. How great is that, a motivational conference followed by a week with fellow entrepreneurs to mastermind and have a good time. I truly love mixing business with pleasure!!!!

Starting Late but Retiring 5 Years Early with Doug and Anna Scott
Have you met Doug and Anna Scott? No? They are at every networking event. They will even split up to divide and conquer if there are events going on at the same time. I last saw Doug at the Ontario Landlord Watch Annual Conference but no Anna, she was at Scott McGilvrey’s Keyspire event in Toronto where they are member coaches.
Doug and Anna also host their own networking group in Cambridge, Ontario. I’ve been before, and it’s a great, energetic group of action takers. While on vacation, I didn’t get much work done, just a little bit of emails and communicating with my team over instant messaging. I’m on vacation with my kids, so no hard core work was getting done, but I did do some light thinking.
Such as, how so many people are working for the weekend. My family and I were in Hong Kong for my brother in law’s wedding, so there was sufficient notice to all that we were coming. This is partly cultural and partly being an entrepreneur, as both of my wife Cherry’s parents have their own businesses, but they each took maybe one or two days off during our two week stay.
My in laws only see their daughter and grandkids once per year, but could only afford 1-2 days off between the wedding of their son and visit from their grandkids. They did not join us for any of our activities site seeing or the two days we spent at Disney.
On the flip side, there’s my cousin’s wife who retired a year ago from her executive position at one of the big banks. She spent a whole day driving us around, sight seeing, taking us to the beach. She doesn’t have kids, but is crazy about kids. She had a job offer from another big bank for an executive position with salary in the 300k zone. Her competing offer was to be a personal chauffeur to her teenage niece who is a competitive swimmer who needs to get to practice before and after school with dreams of going to the Olympics.
Which would you choose? What if money was no object?
She turned the bank down, informing them she had a better offer. No stress, no long hours or responsibilities defined by others, no greed. To me, that’s what investing is all about. Her and my cousin invest in 2nd mortgages. Making money passively so you can do whatever your heart desires. To me, that’s living the dream.

How to Buy a Business with Ajay Jain

Robert Kiyosaki wrote about starting or buying a business instead of getting a job. I sought out an expert on buying businesses, which is how my friend and client Ajay Jain got on the show.
Ajay has his Chartered Accountant designation from India, his MBA from Rotman’s School of Business from the University of Toronto, and he’s worked in Merger’s and Acquisitions at CIBC. That’s the department at a bank whose role is grow the business through acquisition. For example, often time when you see a Canadian Bank in the States, it’s because they bought the local bank.
Ajay is also licensed to work as an agent in brokering the purchase and sale of businesses, so he’s here today to share how that works, and how he values businesses and structures deals.

I’m back!! My family and I landed back in Canada 12 hours ago after a two week vacation in Hong Kong to witness the marriage of my brother in law, Vick, to his lovely bride, Kitty. Hong Kong is known as the least affordable real estate in the world it was fascinating to me to be able to witness it first hand.
I know Hong Kong is not Canada, but as a real estate nerd, I’m always interested in how real estate markets behave for both sale and rent for ideas on how my tribe and I may invest to capitalize. For many of you listeners, you may recall the massive influx of Chinese immigrants from Hong Kong in the 90’s, and today it’s more the mandarin speaking folks. I hear it all the time from my friends in Vancouver and around Toronto.
If you’ve spent any time in China, like Hong Kong, you’ll understand why, and it starts with prices. The condo I stayed at was only a few years old, on the suburban, terminal end of the train line to the north East. The GTA equivalent, this would be Barrie or Stouville. For a recent listing, the asking was just under $2,000,000 Canadian for…. Wait for it… almost 800 square feet, two bed, two bath apartment condo… Just think what $2,000,000 gets you in Canada. $2,000,000 gets you into a decent house West Vancouver, the most expensive neighbourhood in Canada.
Another way to think about the price is per square foot, which is almost $2,500 per square foot. Compare that to 1 Bloor West in Toronto, which is one of the most premier, most expensive condos in Toronto priced at around $1,500 per square foot.
Do you still wonder why we are seeing so much foreign investment from China?
On the rent side, it’s not as crazy. This same condo rents for just over $3,000 per month. On the other hand, we have a family friend paying over $11,000 per month for her 1,100 square foot, ocean facing condo. Something to keep in mind as condo investing will become synonymous with single family home investing, condos with views will rent for above market prices.
Canada sounds pretty cheap, doesn’t it? Affordability is a concern for every Canadian, just know how much better we have it than many.
On a socialist front, 28% of Hong Kong’s population, or over 2,000,000 people, live in public housing. In comparison, Toronto Public Housing has just 164,000 tenants.
Some other fun facts of Hong Kong:
Minimum wage is under $6/hour
Income tax is 15%
There is no sales tax or capital gains tax
Investment property financing requires 50% as down payment.

Investing early at Age 18 to Living The Dream the last 14 years Choking People and Becoming a World Champion at Jiu Jitsu with Barbie Benton
Barbie is living the dream. No, there is no Ken or pink corvette, but she does what she wants with her time when she wants to. Barbie chooses to train and teach martial arts several times per day and she’s quite good at it, including having won at the Abu Dhabi Brazilian Jiu Jitsu World Championships. She is the first world champion I’ve had on this show, but she won’t be the last.
Most of us have day jobs. Barbie’s day job is that of a self sponsored professional athlete, thanks to having started investing at the age of 18. 17 years later, that same property now makes up half of the income she earns today.

Driving down country roads near Hamilton Mountain, top down, in a 600 horsepower, v10, 5.something litre engine in a Lamborghini Huracan Spyder. They cost around $350,000 to own but I’m no investor of cars therefore we rented. 😛
The experience was amazing, the handling, braking and acceleration is unreal. The experience was made better by sharing it with my fellow real estate entrepreneurs and my new Marketing person, Darren Cabral. He knows cars like I know houses. Darren would buy one of these if he was in my financial situation, which I think is interesting. Whenever Cherry and I have capital available, it gets invested. I do drive a decent German sedan, but that’s the norm for my line of work.
To me, I would much rather vacation with the kids and acquire a vacation property. One idea is to buy one of those Pier 8 condos in Hamilton, as it will be quiet with no major roads nearby and we will be on the water yet close to a mid sized city with all the hottest cafes and restaurants.
It’s just one idea, but I’m sharing because I do want you all to think bigger. I’ve had some great ideas that were born while networking and masterminding with many great investors, many well ahead of me in their careers.

Every morning the first content I consume is business or self development books. I’m loving the app Blinkist right now (thank you @tashamonaghan71 for the recommendation). Super cheap and summarizes much of the greatest books in history. The screen capture is Eat That Frog by one of my favourites @thebriantracy. Pretty much the perfect book to start the day.
I just downloaded “How to Win Friends and Influence People” by Dale Carnegie as it’s been a while since I last read it and the book keeps coming up in my coaching of other investors and coaches on my team. The lessons from this book have enabled me to attract mentors, be a better leader to clients and employees, build relationships with contractors and celebrities in our industry.
Getting guests on this podcast to deliver you all the best information is no cake walk either, as everyone’s time is precious. Many guests need some coaxing and cajoling as we have no budget to offer speaking fees. LOL.

I got the idea over three years ago to start a garden from a viral post on Facebook to “like” if growing food should be taught in school. Yes, it should, but I’m not going to wait around for that to happen. I don’t wait around, I prefer action to ensure my kids get the education they need. They won’t learn Marketing in school either. They should, but again, I’ll teach them myself. I don’t blame schools or teachers, they do plenty already.
My daughter said it was a lot of work to get the potatoes to which I replied, yes it is, that’s why we have to respect our food.
Investing and getting rich for an early retirement to spend more time with family is no different. No one will work as hard as you do to make it happen. If you want it, go get it. No one gets to FREEDOM 45 having someone invest for you.
From Rehab to a $800,000 Commission Realtor with Ben Oosterveld, Part 2
Ben is among the best natural sales people I’ve met. Sales may sound like a yucky skill or profession, but to steal a joke from the legend Brian Tracy, the oldest profession is not what you think it is, but rather it is a form of Sales. 🙂
Ben will share his lessons from starting out to where he is today. Ben started out as a new agent like anyone else, but he earned $400,000 in commissions in his first year and not long after that, $800,000.
Ben shares how he started off working for free to build a name for himself, and how he today is always looking to blow people’s’ minds so they send him referral business. Plus his lessons on mindset for his team for them to break through their own perceived barriers.
I even took some of Ben’s advice, and the next day we were able to help out a friend in serious need due to a nasty divorce. That’s actually a good lesson – if you want to be a good mentee, let the mentor know, which I did, and it made Ben’s day. The mentor will then know you take action and continue to mentor.

Thanksgiving Hamilton Basket Brigade Edition Complete!! 40 underprivileged families have a lot more warm clothing, winter boots, toys, games, food.
As the President I would like to take this opportunity to thank everyone who made this happen. Our board of governors, our donors and volunteers. The Hamilton elementary public and catholic school boards for your support. They are the ones who identify for us which families need the most help and allow us to be proactive vs. reactive.
For Thanksgiving we changed up our format to deliver more quality instead of quantity by spending the same budget we do for 300 families for a Thanksgiving dinner to 40 of the most impoverished families in Hamilton. We asked the school boards for their worst and they definitely delivered. We have lots of single mom families, a single dad family who just moved to a trailer park after the loss of mom to cancer, a single mom who just sold the family car to make rent.
This time we asked the parents what they wanted and they asked for warm clothing, winter jackets and boots, toys, games, arts stuff and food. Parents asked for some essentials like deodorant, toilet paper, and clothes, but nothing else. We budgeted $100 per person.
It’s hard to explain the impact of what we do, but here is what volunteer Kara wrote me:
“I just delivered my SUV full off stuff for the Willows (not their real name) family. It was amazing to see the joy on the 7 kids faces and the mother’s gratitude for everything. 6 boys screaming with excitement over new clothes, snow pants, running shoes, hats, gloves and new sweatpants/sweatshirts was absolutely amazing to witness. The mother was so grateful for everything and was so happy with the amount of useful stuff she received. The kids couldn’t believe all of the new stuff they received and one of the boys was yelling “this is the best thanksgiving everrrrrr”. The grandmother said I had ESP because they received everything they were in need of (especially all of the snow pants). This truly was an amazing experience for both the family and myself. Thank you team for all of your hard work and dedication to the community. It was greatly appreciated.

Refugee to Real Estate Developer and Legit Baller with Tahani Part 2
Returning guest, and it’s been way too long, is Tahani. She is baller, but she didn’t start that way. Born into a Jordanian refugee camp, she came to Canada for an arranged marriage that later dissolved, leaving Tahani a single mom in the frozen tundra of Canada who barely spoke English.

Thank goodness my health and nutrition are on point as it’s been a tough week with Cherry in China attending a funeral. Thank you to everyone sending in your condolences. No sorries are needed. Grandma Chan is leaving behind a successful legacy. Much of her family evaded Communist China, her grandkids are all quite successful, and her great grandkids (my kids) are on a good path while living in the greatest country in the world, during the best time in history to be alive. RIP Grandma Chan, we honour you in our efforts to make this a better world for everyone around us.
Another tough week is upon us as we approach Thanksgiving where we as the Hamilton Basket Brigade will spend $20,000 on what has become a birthday party for 40 of Hamilton’s most underprivileged families.
I am the co-founder and President of our registered charity on a mission to relieve poverty and be the change I want to see in the world.
The local elementary school boards support us by contacting the families and having the families fill out wish lists. Here is what one Hamilton school administrator wrote about one of the families we are supporting on Oct 6th and this Christmas as well.
“We have definitely kept our eye on this child and have helped where we can.
Last year our principal got some outside help for this student during the Christmas season and the family was very grateful as they were unable to provide.
This boy often comes to school without having eaten and depends on us throughout the day to sustain him until he returns. Last year this student fainted from hunger. He is in grade 7.”
The slogan for the Hamilton Basket Brigade is “be the change,” a shortened version of the famous Mahatma Gandhi quote. Gandhi may not approve, but come hell or high water, we will be the change for this family and 39 others this Thanksgiving.

I’m pushing new personal bests in the weight room, my abs are popping, and I know I could beat up any previous version of me. I’m not looking to impress, but rather share my results from my lifestyle changes.

What a great weekend of weather!!! The weather man has been way off, it’s been way hotter than forecast these last few days. Of course we spent Saturday morning indoors at our Halton Real Estate Investors group meeting talking about ecommerce businesses with Greg Kowalcyk and Brian Zammit. It was great to see so many investors taking interest in becoming more entrepreneurial with side hustle, because we all know having a single source of income from a job is not the fastest path to financial freedom. I’ve actually had a number of clients who recently lost their employment and are now going full steam into eCommerce and real estate, so I wish them all luck!

I hope you all had as great a weekend as I did!!! My Friday and Saturday were spent with my wife Cherry and friend James Maggs at the Archangel Summit (a business and self development conference) and it was excellent!! I’m fired up to do more, be more, help more!! I will summarize my notes and present them to you all at a later time.
Happy birthday to my mom, the lovely woman who gave me life. A blessed life that I lead where I can take my mom to lunch on a Monday afternoon in a near empty restaurant as if it were a private, chefs table, for just mom and me.
My dad’s brother was the first to immigrate, who then brought my dad to Saskatoon. Thank the powers that be he soon decided to move to Toronto as he found Saskatoon to be too cold. My mom followed on a student visa a few months later at the age of 19. For my fellow Canadians, imagine uprooting your life from a tropical climate to the frozen tundra that is Canada. 😛
From a language barrier standpoint, we Canadians learn French much like students from Hong Kong learn English. It’s a start but if you’ve been to Quebec, you know how challenging it is to communicate.
Anyway, thank goodness for real estate. My grandpa was able to provide my parents a downpayment on our first house in Scarborough, Ontario. The house was only $61,000 but my parents still had three mortgages. I don’t even know anyone personally who’s had a third mortgage. Seconds on primary residence are quite uncommon.
At the time, my dad was still in University, I know because I was in the family pictures at dad’s graduation. They were quite broke.
Out of necessity to pay the bills, my mom was the first real estate investor in the family. She AirBnb’d rooms in our home (before AirBnb even existed) for $50 per month plus $50 for food. Mom was cooking and cleaning for up to four house guests at a time.
My mom has sacrificed and hustled a lot, resulting in the blessed lives my family and my kids now lead.
My mom is now retired and can enjoy the fruits of her labour and I get to now share my successes with her.
What greater definition of success is there than giving back to your family? This November we’re bringing my mom on a Caribbean cruise with us on a brand new ship in a room with a balcony. Paid for by our real estate. Not bad for a child of immigrants.

Today I’m a bag of mixed emotions. My daughter is off to her first day of school. No more daycare (saving $500/month in daycare fees is a big win! Like gaining cash flowing property!! HAHA). She’s going to a real school, junior kindergarten to be specific. I was choked up watching her get on the school bus for the 2.1 km commute. Cherry, my wife, told me I’m silly and I am.
Here is just one example of how nuts I am. I’m reading Wonder Woman comic to my daughter (I’ve purchased many children’s books showcasing strong female characters where a female is the main protagonist) and we come to the last page of her book and here it is below.
I read the page quickly as I’m getting choked up. Too often I’m looking for lessons and meaning in all aspects of
life. This time I’m reading the story from a parents’ perspective, instead of “I would use all my training with the Amazons to make the world a better place.” As it is written, I rephrased the words and turned it around to my perspective, “I will use all my training to teach Robin to make the world a better place.”
Yeah, I’m nuts, but she’s been out of the house a whole two hours and I can’t stop thinking about how her first day is going.
And people think real estate investing is hard. Parenting is infinitely harder…

Life is too short to not have more fun, more often. I was thinking this after a night out on Friday with a bunch of buddies who all happen to be real estate investors, to celebrate a friend’s birthday doing axe throwing, indulging in an adult beverage or ten, gambling, clubbing, and more gambling.
Then on the following Tuesday, I was reminded how short life is as I was driving home from my colonoscopy appointment. My family doctor requested the procedure because we lost my uncle at 51 to colon Cancer. My cousin was ten when he lost his father. He’s a good man now, having turned 18, and is apprenticing as a car mechanic at Honda. But I’ll never forget the image of my cousin after the coffin was in the ground and buried, how he ran back to place his hand on the mound of dirt to say one final goodbye.
My friends, life is short. Go have more fun, stay away from negative people, make lots of money while you’re young so you can enjoy it.
Last week I made the decision that on my 45th birthday, I’m taking most of the year off to travel the world with my wife and kids. Anyone can do the same with our Freedom 45 program. On Sunday, my wife Cherry planned a half day event for us and cousins to ride Thomas the Train. No idea what I’m talking about? That’s OK. He’s a crazy popular cartoon character who is a train and for $25, you can ride in the train that he pulls.
The price is fine, it’s the distance, 122 kilometres from home in Uxbridge, ON that was my problem. We did it, me driving without my license as I brilliantly left my wallet at home 😛. I thought Uxbridge was far when I lived in Markham!
The event was really good, we boarded the train on time, there was plenty of free parking close by, tons of stuff for the kids to do included: bouncy castle, colouring, a mini train to ride, a travelling zoo, and face painting. The kids and their cousins all had a blast. Kudos to my wife for planning the event!
The answer escapes but ah, I remember, I’ll invest in real estate for them but I’m not signing them up for hockey. 😛 Indoor court sports (basketball, volleyball, anything excluding ice) for this family. They’ll learn to skate as skating is an important life skill all Canadians should have, like swimming, but no thank you to 6am practices on the ice. 😛

Our guest this week is a returning guest in Jules Mckenzie. He was previously featured on our show titled From $140,000 in credit card debt to 34 properties. Jules has come a long way in his investment journey, from near ruin both in life and investing to 55 properties in 2005 to today’s portfolio of 21 properties after shedding poor performers and paying a lot of joint venture partners.
What Jules has been holding back is the deeper hole he’s had to dig himself out of growing up an indigenous Canadian on a reserve with limited opportunity, resources, and an early life of alcohol and drug abuse.

To celebrate Cherry’s birthday, like anyone when they turn 18, is to go to Niagara Falls this past Friday. To start, joined by fellow real estate entrepreneur Charles Wah, we took a relaxing cruise down the Niagara river in a Whirlpool Jet Boat, seated in the front row no less.
After that, we pigged out at the Sheraton’s falls view all-you-can-eat-buffet, walked around Clifton Hill to burn off the calories, then a stop at Casino Niagara’s black jack tables where Cherry sat down with $100 and walked away with $150!!! Yay!! We didn’t lose 😛

Summer is in full swing! We’ve had our July Halton REI meeting and we are taking the month of August off, but don’t worry! There will be a tour mid August for investment opportunities in St. Catharines.
This past Saturday, our Street Smart Tour brought us to a city truly open for business in Brantford, Ontario with my team, the Team Titans, and our friend Paisley Mackenzie, former Economic Development Office of Brantford. Paisley has nearly 30 years experience working around investments and Brantford so it was a special treat to have her along.
Brantford is an underrated market, as many regular Brantford investors know who are enjoying the returns in a market that is flying under the radar. Brantford is situated between Hamilton and Cambridge, Ontario and there are not many hotter markets than these two for those who care about the ripple affect. What many do not know, is how good the Planning Department is. They are consistent in following Ontario Building Code and, sadly, not all cities can say the same.
Days on market are some of the best I’ve seen in years, as this is summer when prices typically retreat, and we toured two pretty sweet properties that have been on market for around 60 days at prices mid 300 to low 400,000. Terrific affordability when compared to the neighbouring KWC and Hamilton markets.

Thanks to my obsession with super heroes, I’m often telling my kids that we have to help people. That’s probably OK, it’s how I go about it that may be controversial.
For my daughter, we limit her exposure to the classic princesses and their stories of opulence they were born into and meeting a prince and falling in love. Instead my lessons often focus on helping people whenever the learning moment presents itself. When buying rain boots for my kids, the girl boots were all ponies and rainbows. Whereas the boys boots selection offered solid red fire fighter boots. I bought fire fighter boots for both kids.
This rainy weekend, our kids watched a rare movie, as we strictly limit their screen time. We of course watched Kung Fu Panda 3, which was hilarious and my kids are taking an interest in martial arts since their dad regularly sports a gi for Jiu Jitsu. I explain to both kids how Kung Fu Panda is using kung fu to protect people who can not protect themselves and they are to do the same once they learn Jiu Jitsu like Daddy.

Normally our mastermind takes the summer off but two months off is too much, so instead we planned an overnight getaway at Blue Mountain Village. We rented three bedroom suites in the village, went hiking, shared a skateboard/flight of 14 beers, actually masterminded, talked about life, shared embarrassing stories, and of course what we are up to professionally. Happy Anniversary To Us. Celebrating Over Lunch as Work Keeps Us Too Busy and We Want to See the Kids in the Evening
My health journey continues with a physical check-up with my family doctor and my high performance ND, Dr. Callum Cowan.
Quick recap, for the last two-three months, my only breakfast is a coffee (sometimes tea) with about one tablespoon each of grass fed butter and organic coconut oil (substituted for Brain Octane oil as I find it easier to stomach).
That’s all I eat until my pre work out banana and protein shake plus lunch and dinner.
This past week, I’ve been even lazier, just having two tablespoons of cod liver oil and coffee as it’s less blending and cleaning. Fish oil is good for the brain and I figured it would help my creativity. But as I type at 11:30 am, I can feel my energy starting to wane and I need a snack. 😛
This method is called time restricted eating and even though I technically break my fast with the fat and coffee, my body doesn’t know any different since my body is consuming fat from my fat stores. Dr. Cowan says my eating window is actually eight hours in practice and I don’t need to fast anymore than I already am.
Results? I have set many life time personal bests in strength while doing this experiment. Just last week I cleaned 235 lbs twice. I’m lean as heck as well. One problem though is my cardio is not where I want it to be. I ran just over a mile in 8 minutes 40 seconds last week while my heart rate over 90% over half the time.
My family doctor has no concerns, my blood pressure is 120 over 76 which is near optimal.
So what’s next? I’ve requested blood work, including cholesterol, and Dr. Cowan wants me to track my calories as he thinks I’m low and I think he’s right. After two days of tracking, I’m consuming an average of 1900 calories… yet I’m not hungry, and I’m sorry for sounding like an ass for all of you trying to lose weight. 😛

Last day of school!!!! I hope all you adults enjoyed all the amusement parks and travel before the kids are on summer break and making everything busy. 😛
For my own kids, today is their last day of school and thanks to my boss, I was able to drop them off this morning to have a quick hello with my kids’ teachers. For my daughter, it’s her last day at this school as she “graduates” to Junior Kindergarten in the Fall. My daughter doesn’t know it but I just got the best Father’s Day present. Her Teacher summarized her report card as being, “she’s perfect.”
I can’t take all the credit, Robin is her mother’s daughter. She’s going to be great at school. However she is a product of her environment as well. Robin has seen both mom and dad present at several events, including myself being the MC for my cousins wedding a few weeks back. She’s too young to notice, but mom and dad are introverts who were never comfortable public speaking.
Here’s Robin being the social butterfly at my client Simeon’s wedding. Instead of eating dinner, she danced with her cousins and she played with the wedding party. She’s even sitting in the groom’s chair at the head table in one of the pictures. She’s not afraid of the spotlight and that’s something she’s learned from mom and dad. She just doesn’t know we’re afraid when do all our public speaking. However, public speaking is required to give value, attract business, and achieve our goals both personally and for our charity, the Hamilton Basket Brigade.
It seems the kids are watching, so go forth, be awesome, and be the super star your kids think you are.

Once you have faced all your fears, what else is there left to fear?
This is the question I posed my Titan Investment Real Estate team when I challenged them to face their fears at CN Tower’s Edge Walk. Participants walk around the circumference of the roof and lean out over the edge. Why? For fun!
Scary, right? It is to folks with acrophobia, such as myself, who don’t even like to step onto the glass floor of the CN Tower. However, the more often you face your fears and accept challenges, the easier it gets!
This venture is my 2nd go at the Edgewalk. Cherry and I first did Edgewalk in 2011 and from a fear of heights perspective, this is the scariest thing I’ve ever done. Edgewalk is scarier because it’s a 30 minute walk where you are actively participating. In tandem skydiving, you are pulled/pushed out of the plane. Ziplining/hangliding, leaving the ramp takes seconds. Edgewalk, no one holds your hands, you legs feel like jello and you are gripping the a cable I call your lifeline! :p
The team did great! I’m very proud of them. No one bailed, they each accepted the challenges of leaning out both forwards and backwards. It’s just unfortunate that our safety was actually at risk as lightening struck a few km away from the CN Tower, so our walk was cut short after about 3/4 of the adventure so no pictures and video this time, but we get a rain check good for 12 months.
Investing in real estate is no different. It is common knowledge among veteran investors that the first investment property is always the toughest and every property from there gets easier. It is exactly what I said too. For years, I have not been able to locate a home energy auditor since many of the last sets of rebate programs went away and the majority were only for your principle residence and NOT rental properties.

I can’t stand bullies. Those who pick on those who can not defend themselves like big kids picking on smaller kids or humans hurting animals, I don’t like it. I’m generally one to have good control over my emotions, but bullies get my blood going.

As skinny, visible minorities, growing up in Scarborough and Markham, my brother and I were victims of bullying. My sister too, when in elementary school, was bullied on social media. Anecdotally, it seems everyone has been a victim of bullying, and I am especially interested in breaking the cycle for my kids, especially my daughter. One only has to follow the #MeToo movement to know there is a widespread problem and women are the victims.
My brother had a classmate wrestle away his Transformers toy, Optimus Prime, from him in grade 3 and the the school wouldn’t do anything about it because it occurred walking home from school while off school property. We moved from Scarborough to Markham shortly after.
When in Markham, I still remember being in tears and feeling powerless as a much bigger bully cut my brother on his scalp by throwing stones at him from behind.
Hence, I now train in martial arts, specifically Brazilian Jiu Jitsu (BJJ), having started less than two years ago. It all started while making plans for my kids. My oldest is still two years away from being old enough to enrol, so in wanting what was best for my kids, I figured I would lead by example and practice Jiu Jitsu as well.
Joe has applied a triangle choke. In 6 seconds or less I’m going to pass out 🙂
Now my kids see me wearing the gi (the pyjama looking uniform) and know where I’m going. Sometimes they ask why I’m going. I don’t have a good answer other than, “Daddy is learning to defend himself and to defend you and mommy if I have to.”
Learning how to defend oneself is great!! It’s great for building confidence, it’s fantastic exercise, my teammates are awesome and, the most important thing, I’ve learned is to not get into fights. As tough as one can be, no body can beat a bullet, and no opponent can be underestimated. My friend, Joe, walks with a cane, has MS, I’m 20 pounds bigger, and he can beat me. Aside from Joe’s ability to beat me up, he’s an inspiration to everyone. Learning martial arts is incredibly humbling and it’s application should only be applied in an emergency.
Real estate is no different. Same as I don’t want my kids to be bullied, I don’t want them to be broke, hence I’ve bought them real estate instead of RESP’s, which leads us to this week’s episode of how a Millennial is exiting the rental market in exchange for a piece of Toronto real estate.
How a Millennial Bought a Home in Downtown Toronto
My friend and Marketing guy, John Cerpnjak, just entered the housing market. A new construction condo apartment on the West side of downtown Toronto.
John is a hard working millennial who works from home for the most part, helping small businesses with their online, direct Marketing. Much of the work is contract based and from home, a trend that is becoming more and more popular. No different than many millennials, they rent and want to enter the real estate market as an owner. Who can blame them, pay rent forever, or join the middle class by owning property.
John was expecting to pay rent for the majority of his 30’s, but something happened allowing him to afford a downpayment on a property and the following is his story.
As a socialist, I want to see more affordable housing, but that’s just not happening considering the sellers’ market I continue to see at the starter home category. Rents in major markets continue to climb. It is a sad reality in which we live, and something I want to see my kids avoid and for you, the listener, to act today so your children and grandchildren may choose home ownership vs. paying rent for life.

Last week was a great week because of how my less conventional diet changes have worked out.
About 2.5 months ago, I started intermittent fasting and time restricted eating: basically instead of breakfast, I have half a cup of coffee with a tablespoon each of grass fed butter and organic coconut oil. That’s it until I eat a bit before my noon time workouts: usually a banana and protein shake with a bunch of amino acids. Lunch and dinner are bigger meals and I do my best to eat healthy, I rarely drink but I’m hardly perfect. I just ate a slice of birthday cake while writing this post. 🙂
Note that I’ve done this all under the watchful eye of my doctor, so don’t try this at home, but I did try this twice before, suggesting to my doctor we try this out more regularly.
Admittedly, I don’t know the science but again, my doctor recommended intermittent fasting and time restricted eating after I learned UFC world champion Georges St. Pierre was doing the same to treat his colitis. We’re not on the same level, but I’m naturally high stress and I train a bit: 4 times per week (twice Crossfit and two or more Brazilian Jiu Jitsu).
Knowing the science or not, last week was test week at our Crossfit gym, we tested: front squat, push press, strict hand stand pushups and strict pull ups. I set personal all time bests in each movement.
My previous best front squat was 265 pounds, test results = 300 pounds. Hand stand push ups, five weeks ago I did 13, last week 18 (one lower than the gym record and tying gym owner, Dan, who is one of the best athletes I’ve ever met), push press 205 pounds and 16 strict pull ups. Also I had some great sessions at Brazillian Jiu Jitsu, I still lose (quite badly) to the better practitioners, but I scored two submissions.
Overall, I am the strongest I’ve ever been while only doing Crossfit twice per week, I’m only one pound heavier and I appear to have less fat. I may not understand the science, but I’m more than happy with the results.
At my next appointment with my doctor, I’ll be asking if we can increase the fasting periods, as the schedule I currently follow is considered one of the easiest.
Starting an Amazon Business
Does is seem like Amazon is everywhere? They sure seem to be creating jobs in the thousands each time they are in the news: 3,000 jobs in Vancouver and, more recently, announced another 1,000 in Ottawa.
I’m fasting on Amazon, along with breakfast, but I can’t help but buy lots of books on my kindle, as I love reading it to fall asleep each night. But our household still buys tons off Amazon: phone cases, organic coconut milk, belts, hard drives, nail clippers, web cam, microphones (I simply look around my desk and sadly see hundreds of dollars spent buying off Amazon! LOL).
The Amazon marketplace is often the first place I look to shop, for convenience and home delivery. That’s where this week’s episode comes in as my friend and client, Kensen Wah, took the deep plunge to leave his successful career at a big bank to start his Amazon business and he’s here on the show to share how he started and his progress.

My cousin, Simon, and new cousin in law, Jessica, got married this weekend, so I took a few days off as we had family from all over the world come to town for the wedding. It was great catching up with family I hadn’t seen in years or, in some cases, decades.
Being of Chinese descent, we can’t help but talk about real estate. 😛 My cousins, Chris and Olivia, are visiting from Oakland, California. As they grew up and live in California, one of the nicest places to live in the world let alone North America, I asked them about their housing market. They tell me starter houses start at $1,000-1,200 USD per square foot. First off, that was the first I had heard of houses priced per square foot, and I quickly calculated my own home’s appraised value per square foot. 😃
Note that Oakland is considered the affordable area of the “Bay Area” near San Francisco and San Jose, where prices are much more expensive. We chatted about how their friends get into the market and they basically don’t, they have to live further away. Those who do enter the housing market got help via family or inheritance, or their start up went to initial public offering. 😛
My other cousin, Thomas from Hong Kong, is planning on moving to Canada. Like many immigrants, they want a better environment to raise their family, where education is world class and not just for the elite. I’m talking about elementary school too. Thomas said he was planning on renting for a year before buying, to which I said he should buy instead. If he doesn’t like the neighbourhood, rent it out and buy another house. Thomas laughed, so I mentioned how houses have double in value in the last 5-7 years and it could very well happen again in the next ten years (Will it happen? I don’t know but I’m loading up on real estate just in case). My question was, “Do you want to pay today’s prices or the price in ten years?”
Thomas is family, so I care about his family’s financial future, plus I can talk this way with family but I never would with a client. 😃
Where will prices go? I have an educated guess and will share the data this Saturday. No one knows for sure, but since affordability has not made sense in Toronto or Vancouver for years, my plan is to take a look at what prices are like in other markets where affordability makes no sense, to maybe get an idea or what our price ceiling may look like. My Mother In Law visited us from Hong Kong this week, so I took some time off to do family stuff and my wife, Cherry, coming off tax season, needed some rest and relaxation too. Cherry Chan, CPA, CA will be sharing at the next Halton REI meeting the winning and losing investments from 2017, after preparing hundreds of tax returns for investors. The results may surprise you, they certainly surprised me! Hence, I asked her to share at our upcoming meeting on May 26th at Sheridan College.
Anyways, back to family stuff 😃
We did the local touristy thing 😃
Wednesday was the Royal Botanical Garden. For jokes, I took pictures of rare exotic flowers and sent them to my dad saying they randomly popped up in my garden. :p
On Thursday we visited Niagara Falls for the Bird Kingdom, the ferris wheel, the Falls of course (for only a few moments to take pictures for Instagram as the weather was cool), and finally buffet dinner at the Sheridan Hotel. The day was fantastic, as it rained earlier in the day and was a weekday, so the attractions were at a fraction of their capacity. No traffic, no line ups, we got an extra revolution on the ferris wheel, and we got the best table at the restaurant. A corner table with views of both falls, while enjoying a very nice meal. I highly recommend anyone take this same fun day with the family or when entertaining guests.
Friday, was a PD day for our kids’ school and we made the drive into the urban jungle that is Toronto for the Ripley’s Aquarium. The kids loved it. One of my favourite things in the world is to watch my son do his happy dance and I caught him doing it twice. 😃
Sunday was a Piratelife.ca, a live interactive, theatre cruise around Toronto Harbour on a pirate ship, staffed by pirates who all gave great performances. Cherry booked this activity after our kids came home from school talking like pirates. We all dressed up with face paintings for tattoos. Again, I recommend for the kids or if you are young at heart.
For Mother’s Day dinner, Cherry’s family all got together for a feast, plus custom made-to-order birthday cakes for my cousin in law’s birthday. Needless to say, I ate until it hurt and brought home piles of loaded takeout containers, as I do like to eat and this week I’ll pay for it at the gym. 😛

I was talking to my friend, Stephen Jones, at the May REIN meeting about the affordability crisis in the Golden Horseshoe’s real estate market. Stephen lives in the East, I live in the West, but the challenges are no different, where will the next generation live?
Stephen theorized that if our kids did not have investor parents, they would have to move to Winnipeg for affordability reasons. I countered, “No, they will be living with you!” to which we both laughed, could you imagine? He’s got four kids too. Imagine if all the kids got married and moved back home with their spouses and started having kids.

My advice is nothing people haven’t heard before: find a mentor, mastermind, overcoming financing: I know folks who have gotten financing when they’ve hit a proverbial wall, thanks to our masterminding.
As with anything, talk is cheap, action is where the results lie. I have been part of several masterminds, they all tend to fail for various reasons, but usually it’s lack of commitment by members. My current mastermind group is the best one I have been a part of. The group has been meeting for a couple years with no end in sight. We talk about the business of investing (not just real estate, several members own cryptocurrency, for example) using various strategies, we talk about health and life as well. We share and we learn and we each grow and I want the same for my clients.
Thus, I am starting a small mastermind group of clients-only as a three month experiment to see if our clients get value from doing so. Considering the success and popularity of masterminds, I’m sure this will be an ongoing thing, as long as we remain organized and committed to our own goals. This should be awesome. I have always wanted to give blood but my fear of needles held me back.
After the van attack in Toronto, I wanted to help outside of donating money, and one very important way to help the victims is to give blood. I’m always looking to push limits and test fears, so Team Titan member Tammy Ditomaso and I did on Friday. Like anything, things gets easier with practice. Whether it’s giving blood or real estate investing, and it wasn’t so bad.
The funny part is the questions they have to ask. I know I’m different, but it’s a different thing to explain how weird you are, talking out loud to strangers. While signing in to give blood, the conversations goes like this:
Nurse: Have you had breakfast?
Me: No, I had a fatty coffee, I fast in the mornings (after speaking, I realize I should have just said “yes”)
Nurse: You really should eat something before giving blood, this is taxing on the body
Me: I train MMA, I can handle it, I fight adult men all the time (I say MMA thinking it is a more widely known term than Brazillian Jiu Jitsu but whatever, I didn’t properly think through this conversation)
Nurse: Please have a juice box, what flavour would you like? (I’m sure they offer juice boxes to all the wannabe tough guys)
Me: I’ll have apple. <I sip my first juice box since high school>
The whole thing was quite painless compared to the other things I do. I still don’t like needles, but like anything, it gets easier with experience.
The weather is finally warming up and spring market has finally come in April, as April has been our busiest month yet, and we still have a week to go!
I finally got on the roof to inspect repairs after the wind and ice storms. What the heck, Mother Nature? And I am finally getting around to taking down the Christmas lights. I was honestly going to turn the lights on during the ice storm and take a picture, Xmas in April!
Here I am on the roof taking down lights with my son, Bruce, watching. I’ve noticed both our kids repeating more of what we say and copying what we do, so Cherry and I are doing what we can to set a good example, including not disclosing to them my fears.
I’m afraid of spiders and heights. When I see a spider, I pretend I’m not afraid. When I’m on the roof and the kids are watching, I pretend I’m not afraid. I don’t want my kids to learn fears from me, if they are born with phobias, fine, but I don’t want them learning them from me.
Basically, I want to be a parent my kids can be proud of. I don’t know if what I’m doing will help, but it definitely can’t hurt. Same is true with our investing. I brought my daughter with me to a lease signing to meet my new single mom tenant and her five year old son. You don’t know how many people I’ve met who are afraid of tenants, and hopefully my kids will not be.

Can the Spring weather start yet? I had tickets to the TFC game for Tuesday night, but gladly gave them up to watch the Toronto Raptors indoors at the Air Canada Centre!
On Saturday, I got my Crossfit report card from my head trainer, which is awesome because he took time out of his busy schedule at no added charge to review my performance, grade my efforts, and provide feedback on areas of weakness and strength.
This is my first report card since graduating university in 2002. High school gym class was one of my worst subjects in school, and I’m still not a good athlete. Also, my worst average in school between high school and university was about 78 in first year, when I was young and dumb and drunk too often, so seeing C’s on my report card is something new to me. :p
Now I’m old, less dumb, and quite sober, and I’m not much better at gym, as you can tell by my report card. It is a great punch in the stomach to the ego and I’m motivated to target my weaknesses in gymnastics. Luckily, I’m at my ideal body fat, so I don’t need to lose any weight but I’m still heavy, making gymnastics a challenge.
No thank you to additional training for longer metabolic conditioning, as that will require a larger time investment, plus recovery time, and gymnastics are way cooler than cardio.
This relates to real estate if you can’t tell. 😛
None of us real estate investors are good at everything. We all have to pick our spots to focus on in order to maximize results. Some are great at financial analysis, some are great with tools and know everything about house construction, but we all have to move forward without having all the answers and knowing everything, or else you’ll never make progress. So pick your spots, move forward, and have fun!
Beating Rental Licensing, Cancer, and Investing in Apartment Buildings and Cryptos with Mike Iuliano
My friend, Mike Iuliano, is many things: a backyard gardener, a foodie expert of restaurants in the Niagara Region, and an expert on apartment buildings in the Niagara Region.

What a week it has been for all of us Toronto sports fans!! The Blue Jays are off to a hot start, the Maple Leafs are gearing up for the playoffs, the Raptors clinched first in their conference, TFC is moving on to the CONCACAF finals. Thank goodness for investing in real estate so I may afford tickets to TFC and Raptors. Not Leafs though, because $300 per in the upper bowl is a bit steep.
Last week was also the April REIN meeting and in front of the 200+ attendees, I was honoured to share the stage with rent-to-own expert, Rachel Oliver, and one of the best human beings, let alone one of the best real estate agents, Shannon Murree, as we shared our advanced tips on presenting and getting our offers accepted.
For me, it’s super cool to have come full circle from being the newbie REIN member in the crowd, furiously writing notes, to having a bit more experience now and having been named the only preferred real estate agent west of Toronto by the Real Estate Investment Network. It’s always an honour to give back to the community, and a great time for me to hang out with these lovely ladies, including host and REIN VP Jennifer Hunt.

It’s been over a week of celebrations: Raptors basketball game, Leafs vs Montreal game, dinner and party at Dave & Busters with my real estate team, the 5th and final workout of the Crossfit Open, and finally, my favourite time of the year, the Hamilton Basket Brigade Easter edition who delivered 350 Easter dinners this past Saturday.

The Hamilton Basket Brigade is a registered charity I co-founded, and serve as the President for, where my role is mainly fundraising, Marketing and Communications. The charity itself, it’s mandate is to provide poverty relief and, since 2014, we have delivered over 2,000 holiday dinners to families at risk of going hungry. I would like to thank all of our volunteers, our board of governors, our top four donors, Scott Dillingham of CIBC, Empipe Solutions, Matt Green and our very own James T Maggs of Titan Investment Real Estate.
For Thanksgiving’s Basket Brigade, we will be shaking things up to provide more for fewer families. We hope to maintain the same budget if the donations keep coming, but for 50-60 extremely less fortunate families. We at the Basket Brigade hope to go beyond a meal, and fulfill wish lists of whatever the families need. Winter coats, socks, boots, school supplies, light bulbs, etc. Maybe some toys for the kids again. Our volunteers will be meeting the families, but this time to unbox some gifts.
I personally can not wait to see the faces of the kids for what I look forward to as the greatest volunteer experience, as the Basket Brigade has been for me. Just please someone bring the kleenex 😀
From Homeless in Ottawa to Mr. Ottawa w/ Tony Miller
Tony is many things; a father, husband, real estate investor, and real estate agent. Not just any real estate agent, but rather the preferred agent for Ottawa by both Keyspire and the Real Estate Investment Network.
He has also been homeless and lived on the streets of Ottawa when he was a teenager, but turned it around. He had a long stint working for the Government of Canada, with great pay and one of those wonderful defined benefit pensions we all envy. But don’t forget, you have to trade a good portion of your life for that guaranteed money. The wasn’t good enough for Tony, who decided to leave the steady job and pension to purse real estate as a full time endeavor.

This month I’m testing out time restricted eating (TRE) thanks to my bleeding edge doctor, Dr Cowan. To improve my digestion I am restricting my eating to when I normally eat breakfast, 7:30am for a 12 hour window ending at 7:30 at night. I’m not trying to lose weight though, just improve my energy and improve my digestion (apparently all high level athletes have elite level digestion, it’s how Michael Phelps could eat McDonalds and still collect Gold Medals).

I’m also going to intermittent fast. I have a couple friends who had success fasting in the morning by just having a Bullet Proof coffee (organic coffee with grass fed butter and organic coconut oil, that’s how I take it at least) and I’ve been successful testing this out. It’s now one week of this new diet and my digestion has never been better.
Science? Hardly, but I’m all about testing and results. Am I perfect? No, I’ve cheated a couple times. I ate my kids’ half eaten breakfasts and had some late night donuts 😃 Am I hungry? I’m not bad actually, and haven’t changed anything else with how I eat, but I definitely eat a big lunch.

Have you been to Ghost Busters virtual reality game at the Rec Room just south of the CN Tower? It’s a lot of fun!! This was my second go of the game, and this time was with my brother and my very silly childhood friends.
The game is where we, the players, are Ghost Busters! We each choose an avatar (a virtual representation of oneself, by chance we each selected the African-Canadian male avatar so we couldn’t tell each other apart), we are each outfitted with VR helmets with headphones, mic, vest and of course, a gun. Once in the game, we walk around while being attacked by ghosts while having to complete mission objectives.

The silliness and hilarity ensues as we push each other, test the boundaries of the virtual reality, and poke each other with the guns. With the VR goggles on, you’re basically blind to what’s actually going on in the real world, plus the game is sensory overload with ghouls and ghosts and marshmallow men attacking you. I highly recommend!!
Even with all the immature silliness going on, we still fared well, completing 4 of 5 tasks for a grade of A!!!! An improvement over my previous score of B… practice makes perfect, no different than one’s 2nd investment property being smoother than one’s 1st investment property.

Everyone over their ACRE weekend hangover?? I had to take a two hour nap on Monday after the information overload that is ACRE and all the “networking” over food and drink after the meetings.
Thank you for the kind words to everyone who came by to say, “Hello!” On Friday, I had a discussion with one gentleman about new construction condos in Hamilton. He came back to my booth on Sunday to say thank you for the podcast. Silly me, I forgot my Tiger Cats jersey at home on Friday.
I hope everyone enjoyed my talk on ACRE Sunday. Even though I speak in front of groups regularly, 500+ audiences are a different challenge with such a large stage and wide room.
I wasn’t thrilled with my performance, but like any challenge and experience, I will grow from it.

Best Selling Author of Fix and Flip Ian Szabo
I’ve known Ian Szabo for a very long time, since about 2008 when I first joined REIN, and there was a lot more of him. He’s since lost 40-50 pounds and written two best selling books: Reno to Riches and Fix & Flip. At the time he’d already started his transformation from his renovation business to full time investing for himself. Ian then wanted to give back to the community, by starting his “flip school” and his current focus, Ian’s short bus talks, where he video logs from a refurbished, pimped out short school bus. Ian rode the short bus in school with the other kids with learning disabilities, giving him limited beliefs about himself. Ian has since purchased a short bus, repainted it a deep orange, installed a roof top patio, installed new benches, complete with flat screen TV and Play Station gaming console. Ian just recently interviewed Gary Vayneychuk, the media baron, who LOVED the short bus. I’ll include a link in the show notes. I’m on my own this week with the kids for six whole days!! My wife, Cherry Chan of www.realestatetaxtips.ca, is in San Dieg at Traffic and Conversion. My kids are ages 4 and 2, so they have infinite energy and tend to argue, fight and cry. But they’re sometimes really cute and hugging them makes it all worth it!
Usually, my kids prefer their mom way more than me. The best part of the increased 1-on-2 time is that, with mom gone, I feel like I’ve been promoted to the starting lineup, making my parenting job a lot easier! – LOL
As much as I’d like to be in San Diego, next to the ocean under a warm sun, I’m limiting my conferences this year. I have been to enough in the last few years, and I’m tired of looking at the binders and packages I came home with post-conference, not having touched them since. Instead, I’m putting my head down and implementing what I’ve been taught vs. looking for the next best thing.
Hopefully those of you on the fence for your first investment property or next investment property are feeling the same. Enough with the theory and education. It’s time for action. Knowledge without action is a wasted investment.
FYI – we are starting to see more inventory come available and we are getting interest from our door knocking efforts to find deals without multiple offers, so do reach out to your coach ASAP. My sources tell me to expect tightening credit come summer, so if you’re concerned about financing I would refinance and acquire property ASAP. I’m doing the same.

Erika and Jay (and new born baby, Owen, who was on hand for the recording) have been investing since 2014. They invest in Hamilton, St Catharines and Niagara Falls in Rent-To-Owns, buy and holds, basement apartments, joint ventures – they do it all. Currently, their portfolio consists of 20 houses with a focus on generating cashflow. Erika’s success led to her being nominated as Rising Star of the Year by the Canadian Real Estate Wealth Magazine in 2017. Prior to becoming a Realtor, Erika’s corporate world experience involved working as a biologist at an engineering firm, where she worked on project management, environmental assessments, and negotiating permits for various types of commercial development.
