How a Millennial Bought a Home in Downtown Toronto

I can’t stand bullies. Those who pick on those who can not defend themselves like big kids picking on smaller kids or humans hurting animals, I don’t like it. I’m generally one to have good control over my emotions, but bullies get my blood going.

As skinny, visible minorities, growing up in Scarborough and Markham, my brother and I were victims of bullying. My sister too, when in elementary school, was bullied on social media. Anecdotally, it seems everyone has been a victim of bullying, and I am especially interested in breaking the cycle for my kids, especially my daughter.  One only has to follow the #MeToo movement to know there is a widespread problem and women are the victims.

My brother had a classmate wrestle away his Transformers toy, Optimus Prime, from him in grade 3 and the the school wouldn’t do anything about it because it occurred walking home from school while off school property. We moved from Scarborough to Markham shortly after.
When in Markham, I still remember being in tears and feeling powerless as a much bigger bully cut my brother on his scalp by throwing stones at him from behind.
Hence, I now train in martial arts, specifically Brazilian Jiu Jitsu (BJJ), having started less than two years ago.  It all started while making plans for my kids. My oldest is still two years away from being old enough to enrol, so in wanting what was best for my kids, I figured I would lead by example and practice Jiu Jitsu as well.

Now my kids see me wearing the gi (the pyjama looking uniform) and know where I’m going. Sometimes they ask why I’m going. I don’t have a good answer other than, “Daddy is learning to defend himself and to defend you and mommy if I have to.”
Learning how to defend oneself is great!! It’s great for building confidence, it’s fantastic exercise, my teammates are awesome and, the most important thing, I’ve learned is to not get into fights. As tough as one can be, no body can beat a bullet, and no opponent can be underestimated.  My friend, Joe, walks with a cane, has MS, I’m 20 pounds bigger, and he can beat me. Aside from Joe’s ability to beat me up, he’s an inspiration to everyone. Learning martial arts is incredibly humbling and it’s application should only be applied in an emergency.
Real estate is no different. Same as I don’t want my kids to be bullied, I don’t want them to be broke, hence I’ve bought them real estate instead of RESP’s, which leads us to this week’s episode of how a Millennial is exiting the rental market in exchange for a piece of Toronto real estate.

How a Millennial Bought a Home in Downtown Toronto

My friend and Marketing guy, John Cerpnjak, just entered the housing market. A new construction condo apartment on the West side of downtown Toronto.
John is a hard working millennial who works from home for the most part, helping small businesses with their online, direct Marketing. Much of the work is contract based and from home, a trend that is becoming more and more popular. No different than many millennials, they rent and want to enter the real estate market as an owner. Who can blame them, pay rent forever, or join the middle class by owning property.
John was expecting to pay rent for the majority of his 30’s, but something happened allowing him to afford a downpayment on a property and the following is his story.

As a socialist, I want to see more affordable housing, but that’s just not happening considering the sellers’ market I continue to see at the starter home category. Rents in major markets continue to climb.  It is a sad reality in which we live, and something I want to see my kids avoid and for you, the listener, to act today so your children and grandchildren may choose home ownership vs. paying rent for life.

Starting an Amazon Business

Hello Real Estate Investors!!

Along with all you do-gooders and entrepreneurs; parents who are hustling hard for a brighter future for your families!!!

Last week was a great week because of how my less conventional diet changes have worked out.

About 2.5 months ago, I started intermittent fasting and time restricted eating: basically instead of breakfast, I have half a cup of coffee with a tablespoon each of grass fed butter and organic coconut oil. That’s it until I eat a bit before my noon time workouts: usually a banana and protein shake with a bunch of amino acids. Lunch and dinner are bigger meals and I do my best to eat healthy, I rarely drink but I’m hardly perfect. I just ate a slice of birthday cake while writing this post. 🙂

Note that I’ve done this all under the watchful eye of my doctor, so don’t try this at home, but I did try this twice before, suggesting to my doctor we try this out more regularly.

Admittedly, I don’t know the science but again, my doctor recommended intermittent fasting and time restricted eating after I learned UFC world champion Georges St. Pierre was doing the same to treat his colitis. We’re not on the same level, but I’m naturally high stress and I train a bit: 4 times per week (twice Crossfit and two or more Brazilian Jiu Jitsu).

Knowing the science or not, last week was test week at our Crossfit gym, we tested: front squat, push press, strict hand stand pushups and strict pull ups.  I set personal all time bests in each movement.

My previous best front squat was 265 pounds, test results = 300 pounds. Hand stand push ups, five weeks ago I did 13, last week 18 (one lower than the gym record and tying gym owner, Dan, who is one of the best athletes I’ve ever met), push press 205 pounds and 16 strict pull ups. Also I had some great sessions at Brazillian Jiu Jitsu, I still lose (quite badly) to the better practitioners, but I scored two submissions.

Overall, I am the strongest I’ve ever been while only doing Crossfit twice per week, I’m only one pound heavier and I appear to have less fat. I may not understand the science, but I’m more than happy with the results.

At my next appointment with my doctor, I’ll be asking if we can increase the fasting periods, as the schedule I currently follow is considered one of the easiest.


Starting an Amazon Business

Does is seem like Amazon is everywhere? They sure seem to be creating jobs in the thousands each time they are in the news: 3,000 jobs in Vancouver and, more recently, announced another 1,000 in Ottawa.

I’m fasting on Amazon, along with breakfast, but I can’t help but buy lots of books on my kindle, as I love reading it to fall asleep each night. But our household still buys tons off Amazon: phone cases, organic coconut milk, belts, hard drives, nail clippers, web cam, microphones (I simply look around my desk and sadly see hundreds of dollars spent buying off Amazon! LOL).

The Amazon marketplace is often the first place I look to shop, for convenience and home delivery. That’s where this week’s episode comes in as my friend and client, Kensen Wah, took the deep plunge to leave his successful career at a big bank to start his Amazon business and he’s here on the show to share how he started and his progress.

Mortgage Market Update With Dave Butler

Hello Everyone with Real Estate Investments!!!

I trust you all had a great weekend!!

My cousin, Simon, and new cousin in law, Jessica, got married this weekend, so I took a few days off as we had family from all over the world come to town for the wedding.  It was great catching up with family I hadn’t seen in years or, in some cases, decades.

Being of Chinese descent, we can’t help but talk about real estate. 😛  My cousins, Chris and Olivia, are visiting from Oakland, California. As they grew up and live in California, one of the nicest places to live in the world let alone North America, I asked them about their housing market. They tell me starter houses start at $1,000-1,200 USD per square foot.  First off, that was the first I had heard of houses priced per square foot, and I quickly calculated my own home’s appraised value per square foot. 😃

Note that Oakland is considered the affordable area of the “Bay Area” near San Francisco and San Jose, where prices are much more expensive.  We chatted about how their friends get into the market and they basically don’t, they have to live further away. Those who do enter the housing market got help via family or inheritance, or their start up went to initial public offering. 😛

My other cousin, Thomas from Hong Kong, is planning on moving to Canada. Like many immigrants, they want a better environment to raise their family, where education is world class and not just for the elite. I’m talking about elementary school too.  Thomas said he was planning on renting for a year before buying, to which I said he should buy instead. If he doesn’t like the neighbourhood, rent it out and buy another house. Thomas laughed, so I mentioned how houses have double in value in the last 5-7 years and it could very well happen again in the next ten years (Will it happen? I don’t know but I’m loading up on real estate just in case).  My question was, “Do you want to pay today’s prices or the price in ten years?”

Thomas is family, so I care about his family’s financial future, plus I can talk this way with family but I never would with a client. 😃

Where will prices go? I have an educated guess and will share the data this Saturday. No one knows for sure, but since affordability has not made sense in Toronto or Vancouver for years, my plan is to take a look at what prices are like in other markets where affordability makes no sense, to maybe get an idea or what our price ceiling may look like.  See you all Saturday!!

Investing in Rural Real Estate

Hello Real Estate Investors!!

My Mother In Law visited us from Hong Kong this week, so I took some time off to do family stuff and my wife, Cherry, coming off tax season, needed some rest and relaxation too. Cherry Chan, CPA, CA will be sharing at the next Halton REI meeting the winning and losing investments from 2017, after preparing hundreds of tax returns for investors. The results may surprise you, they certainly surprised me! Hence, I asked her to share at our upcoming meeting on May 26th at Sheridan College.

Anyways, back to family stuff 😃

We did the local touristy thing 😃

Wednesday was the Royal Botanical Garden. For jokes, I took pictures of rare exotic flowers and sent them to my dad saying they randomly popped up in my garden. :p

On Thursday we visited Niagara Falls for the Bird Kingdom, the ferris wheel, the Falls of course (for only a few moments to take pictures for Instagram as the weather was cool), and finally buffet dinner at the Sheridan Hotel. The day was fantastic, as it rained earlier in the day and was a weekday, so the attractions were at a fraction of their capacity. No traffic, no line ups, we got an extra revolution on the ferris wheel, and we got the best table at the restaurant. A corner table with views of both falls, while enjoying a very nice meal.  I highly recommend anyone take this same fun day with the family or when entertaining guests.

Friday, was a PD day for our kids’ school and we made the drive into the urban jungle that is Toronto for the Ripley’s Aquarium. The kids loved it. One of my favourite things in the world is to watch my son do his happy dance and I caught him doing it twice. 😃

Sunday was a Piratelife.ca, a live interactive, theatre cruise around Toronto Harbour on a pirate ship, staffed by pirates who all gave great performances. Cherry booked this activity after our kids came home from school talking like pirates. We all dressed up with face paintings for tattoos. Again, I recommend for the kids or if you are young at heart.

For Mother’s Day dinner, Cherry’s family all got together for a feast, plus custom made-to-order birthday cakes for my cousin in law’s birthday. Needless to say, I ate until it hurt and brought home piles of loaded takeout containers, as I do like to eat and this week I’ll pay for it at the gym. 😛

Investing in Rural Real Estate Outside Winnipeg, MB with Candice Bakx-Friesen

I was talking to my friend, Stephen Jones, at the May REIN meeting about the affordability crisis in the Golden Horseshoe’s real estate market. Stephen lives in the East, I live in the West, but the challenges are no different, where will the next generation live?

Stephen theorized that if our kids did not have investor parents, they would have to move to Winnipeg for affordability reasons.  I countered, “No, they will be living with you!” to which we both laughed, could you imagine? He’s got four kids too. Imagine if all the kids got married and moved back home with their spouses and started having kids.

Speaking of Winnipeg, this week’s guest on the show is Candice Bakx-Friesen, a rural investor since 2001, Realtor, Trainer to Realtors, Coach to investors, speaker, mother and wife.

Why would anyone want to build a $1 Million RSP?

Hello Everyone Investing in Real Estate!!
REIN’s CEO Patrick Francey asked me to be on a panel to share how investors “take it to the next level.”

My advice is nothing people haven’t heard before: find a mentor, mastermind, overcoming financing: I know folks who have gotten financing when they’ve hit a proverbial wall, thanks to our masterminding.

As with anything, talk is cheap, action is where the results lie. I have been part of several masterminds, they all tend to fail for various reasons, but usually it’s lack of commitment by members. My current mastermind group is the best one I have been a part of. The group has been meeting for a couple years with no end in sight. We talk about the business of investing (not just real estate, several members own cryptocurrency, for example) using various strategies, we talk about health and life as well. We share and we learn and we each grow and I want the same for my clients.

Thus, I am starting a small mastermind group of clients-only as a three month experiment to see if our clients get value from doing so. Considering the success and popularity of masterminds, I’m sure this will be an ongoing thing, as long as we remain organized and committed to our own goals. This should be awesome. Clients, keep an eye on your email inboxes. If the demand is there, we will host additional groups.

Why would anyone want to build a $1 Million RSP? With Kathleen Van Den Berg

It all started with an article I sent CFP, MBA Kathleen Van Den Berg, titled How to build a million dollar RRSP — it isn’t as hard to get there as you think and she corrected me in stating “I think they are asking the wrong question. Why would anyone want to build a $1M RSP?” To which I responded, I don’t know! Let’s flush it out on the podcast!! Hahaha

Leadership, Performance & Aliveness – Oliver Manalese

Hello Everyone investing in real estate!!
I have always wanted to give blood but my fear of needles held me back.
After the van attack in Toronto, I wanted to help outside of donating money, and one very important way to help the victims is to give blood. I’m always looking to push limits and test fears, so Team Titan member Tammy Ditomaso and I did on Friday. Like anything, things gets easier with practice. Whether it’s giving blood or real estate investing, and it wasn’t so bad.
The funny part is the questions they have to ask. I know I’m different, but it’s a different thing to explain how weird you are, talking out loud to strangers. While signing in to give blood, the conversations goes like this:
Nurse: Have you had breakfast?
Me: No, I had a fatty coffee, I fast in the mornings (after speaking, I realize I should have just said “yes”)
Nurse: You really should eat something before giving blood, this is taxing on the body
Me: I train MMA, I can handle it, I fight adult men all the time (I say MMA thinking it is a more widely known term than Brazillian Jiu Jitsu but whatever, I didn’t properly think through this conversation)
Nurse: Please have a juice box, what flavour would you like? (I’m sure they offer juice boxes to all the wannabe tough guys)
Me: I’ll have apple. <I sip my first juice box since high school>
The whole thing was quite painless compared to the other things I do. I still don’t like needles, but like anything, it gets easier with experience.

Large Multi-Family Investing – Pierre-Paul Turgeon

Hello Real Estate Investors!!

The weather is finally warming up and spring market has finally come in April, as April has been our busiest month yet, and we still have a week to go!

I finally got on the roof to inspect repairs after the wind and ice storms. What the heck, Mother Nature? And I am finally getting around to taking down the Christmas lights. I was honestly going to turn the lights on during the ice storm and take a picture, Xmas in April!

Here I am on the roof taking down lights with my son, Bruce, watching.  I’ve noticed both our kids repeating more of what we say and copying what we do, so Cherry and I are doing what we can to set a good example, including not disclosing to them my fears.

I’m afraid of spiders and heights. When I see a spider, I pretend I’m not afraid. When I’m on the roof and the kids are watching, I pretend I’m not afraid. I don’t want my kids to learn fears from me, if they are born with phobias, fine, but I don’t want them learning them from me.

Basically, I want to be a parent my kids can be proud of. I don’t know if what I’m doing will help, but it definitely can’t hurt. Same is true with our investing. I brought my daughter with me to a lease signing to meet my new single mom tenant and her five year old son. You don’t know how many people I’ve met who are afraid of tenants, and hopefully my kids will not be.

Not only is he a leading expert on investing, he is a philanthropist who offered vacant units in his buildings rent-free to victims of the Fort McMurray Fires, plus food and clothing. He is exactly the type of guest we enjoy having on the show for an update on the Alberta market, lessons on apartment building investing, mindset for success and, if you stay to the end, we get a bit controversial talking politics and pipelines. Interesting and informative stuff. Pierre even keeps it real, revealing he’s had recent cash calls, something most investors do not talk about.

Beating Rental Licensing and Cancer, Investing in Apartment Buildings and Cryptos

Can the Spring weather start yet? I had tickets to the TFC game for Tuesday night, but gladly gave them up to watch the Toronto Raptors indoors at the Air Canada Centre!
On Saturday, I got my Crossfit report card from my head trainer, which is awesome because he took time out of his busy schedule at no added charge to review my performance, grade my efforts, and provide feedback on areas of weakness and strength.
This is my first report card since graduating university in 2002. High school gym class was one of my worst subjects in school, and I’m still not a good athlete. Also, my worst average in school between high school and university was about 78 in first year, when I was young and dumb and drunk too often, so seeing C’s on my report card is something new to me. :p
Now I’m old, less dumb, and quite sober, and I’m not much better at gym, as you can tell by my report card. It is a great punch in the stomach to the ego and I’m motivated to target my weaknesses in gymnastics. Luckily, I’m at my ideal body fat, so I don’t need to lose any weight but I’m still heavy, making gymnastics a challenge.
No thank you to additional training for longer metabolic conditioning, as that will require a larger time investment, plus recovery time, and gymnastics are way cooler than cardio.
This relates to real estate if you can’t tell. 😛
None of us real estate investors are good at everything. We all have to pick our spots to focus on in order to maximize results.  Some are great at financial analysis, some are great with tools and know everything about house construction, but we all have to move forward without having all the answers and knowing everything, or else you’ll never make progress.  So pick your spots, move forward, and have fun!

Beating Rental Licensing, Cancer, and Investing in Apartment Buildings and Cryptos with Mike Iuliano

My friend, Mike Iuliano, is many things: a backyard gardener, a foodie expert of restaurants in the Niagara Region, and an expert on apartment buildings in the Niagara Region.
Mike lead a coalition of Niagara landlords to fight the city of St. Catharines in Ontario Superior Court and won, thus allowing all us student rental investors to operate our safe, clean rental properties for young adults. Mike’s advice and lessons are now more important than ever, as a couple Niagara Region towns are implementing licensing, including St. Catharines, which is getting started with theirs.
Mike is also a savvy stock investor, who consistently outperforms the market. When folks know how to make money, that always peaks my interest. He also trades Cryptocurrencies, including Bitcoin, so if that interests you, you will want to have a listen on how he does it.

Podcasting with Breakthrough Investor/Agent Rob Break

Hello fellow Titans of Real Estate Investing!!
What a week it has been for all of us Toronto sports fans!! The Blue Jays are off to a hot start, the Maple Leafs are gearing up for the playoffs, the Raptors clinched first in their conference, TFC is moving on to the CONCACAF finals. Thank goodness for investing in real estate so I may afford tickets to TFC and Raptors.  Not Leafs though, because $300 per in the upper bowl is a bit steep.
 
Last week was also the April REIN meeting and in front of the 200+ attendees, I was honoured to share the stage with rent-to-own expert, Rachel Oliver, and one of the best human beings, let alone one of the best real estate agents, Shannon Murree, as we shared our advanced tips on presenting and getting our offers accepted.
For me, it’s super cool to have come full circle from being the newbie REIN member in the crowd, furiously writing notes, to having a bit more experience now and having been named the only preferred real estate agent west of Toronto by the Real Estate Investment Network. It’s always an honour to give back to the community, and a great time for me to hang out with these lovely ladies, including host and REIN VP Jennifer Hunt.

From Homeless in Ottawa to Mr. Ottawa w. Tony Miller

Hello Real Estate Investors!!
Thank everyone for the birthday wishes!!
It’s been over a week of celebrations: Raptors basketball game, Leafs vs Montreal game, dinner and party at Dave & Busters with my real estate team, the 5th and final workout of the Crossfit Open, and finally, my favourite time of the year, the Hamilton Basket Brigade Easter edition who delivered 350 Easter dinners this past Saturday.

The Hamilton Basket Brigade is a registered charity I co-founded, and serve as the President for, where my role is mainly fundraising, Marketing and Communications.  The charity itself, it’s mandate is to provide poverty relief and, since 2014, we have delivered over 2,000 holiday dinners to families at risk of going hungry. I would like to thank all of our volunteers, our board of governors, our top four donors, Scott Dillingham of CIBC, Empipe Solutions, Matt Green and our very own James T Maggs of Titan Investment Real Estate.
For Thanksgiving’s Basket Brigade, we will be shaking things up to provide more for fewer families. We hope to maintain the same budget if the donations keep coming, but for 50-60 extremely less fortunate families. We at the Basket Brigade hope to go beyond a meal, and fulfill wish lists of whatever the families need. Winter coats, socks, boots, school supplies, light bulbs, etc. Maybe some toys for the kids again. Our volunteers will be meeting the families, but this time to unbox some gifts.
I personally can not wait to see the faces of the kids for what I look forward to as the greatest volunteer experience, as the Basket Brigade has been for me. Just please someone bring the kleenex 😀

From Homeless in Ottawa to Mr. Ottawa w/ Tony Miller

Tony is many things; a father, husband, real estate investor, and real estate agent. Not just any real estate agent, but rather the preferred agent for Ottawa by both Keyspire and the Real Estate Investment Network.
He has also been homeless and lived on the streets of Ottawa when he was a teenager, but turned it around. He had a long stint working for the Government of Canada, with great pay and one of those wonderful defined benefit pensions we all envy. But don’t forget, you have to trade a good portion of your life for that guaranteed money. The wasn’t good enough for Tony, who decided to leave the steady job and pension to purse real estate as a full time endeavor.
Tony and I discuss his recent solo week-long vacation, how the market is fairing in Ottawa, Ontario and his recommended investment strategies. So without further ado, I give you Tony Mr Ottawa Miller.
