How are the kids?

Mine keep busy with the usual stuff; kickboxing, swim lessons, summer camp, and Math and English homework.

Is it normal to have homework during the summer?  No idea, but did you know investment in education, specifically during the summer, is one of the secrets of the rich? 

Kids who continue their education through the summer will hit the ground running when school starts in September.

Naturally, if one is good at something they will take further interest in that subject or sport.  

For example, if your kid is the best hockey player and leads the team in scoring, they will likely enjoy the sport. 

No different if your kid tests among the highest in school, there’s a greater chance the child will enjoy education.

None of this is perfect; however, I’m just playing the odds, and if nothing else, my kids know that hard work is expected 7 days of the week. 

So if they want a day off, they can finish their homework early.😃

Funny thing, our kids get up in the morning before we do… After much argument and cajoling, they now do their homework first thing in the morning. 

This is when their energy is highest vs. at the end of the day when they’re exhausted from all the summer fun they’re having.

It wasn’t easy as we’ve had lots of arguments with the kids and supervision on our part, plus marking their homework (I don’t know how teachers do it to mark so much volume).

Hopefully, learning these habits will be worth it. 

Speaking of learning, we are offering lots of opportunities to learn. 

My kid cousin Chubby is coming on the show next week to record a podcast as he’s over the moon, having nearly doubled his investment in 18 months thanks to Stock Hacking. 

He’s a professional musician, by the way, in case there’s a voice in your head saying you can’t do this too.😊

Joel is a young, single dad from North Bay. 

He’s an Ontario millennial who, like many, wanted to get into real estate, but the capital required to invest in a house can be steep for those without help from parents and other relatives.

But with his newly learnt skill of stock hacking, he’s been able to cash flow 30% over 12 months using strategies learnt from attending Stock Hacker Academy with a $10,000 investment.

For those wondering, Joel’s formal education is in religion as he attended college to become a preacher of Christianity. 

He also has no formal finance education, just a willingness to learn.

Of course, past results do not predict the future, but in my opinion, this is the future of side hustles for cash flow without tenants and toilets and diversification away from real estate.

Welcome to the #1 Real Estate Podcast You Must Follow in 2021!

This is the Truth About Real Estate Investing Show, and please don’t take my word for it; feedspot.com listed us on the top of their list of top 40 Canadian real estate podcasts.

I have been podcasting since March 2016, and before that was the Mr. Hamilton Blog for several years. 

No different than investing and the journey to financial freedom; it’s a long game! No overnight success, no get-rich schemes, and it takes a while to build the right mindset.

For me, I like to attack my challenges…

When I became a Realtor, I went all-in on sales and negotiation training. Then, as a real estate investor, I joined the top real estate network and missed three meetings in ten years.

I also faced my fear of heights head-on. My legs used to turn into limp noodles when standing on a 10th floor balcony of my aunt’s condo. Then, looking over the edge was an ever greater challenge.

Fast forward to today, I’ve complete the CN Tower Edge Walk four times; bungee jumped the tallest bungee from a building in the world, gone skydiving, and a couple of treetop treks.

Treetop trekking is an elevated obstacle course in the trees suspended around 30 feet in the air, and often there are zip lines.

Cherry and I took the Stock Hacker Academy team Treetop Trekking in Hamilton for a team-building event.  

There are five levels or obstacle courses, each progressively harder; you must be 5 feet tall to participate. 

Half the team completed the first three courses, Cherry, myself, Joel and Meaghan completed all five, and it was pretty hard.

We had some team members step out of their comfort zones to be up in the trees with us. 

Thanks to all the practice I’ve had, I was very comfortable and forgot about my fear of heights.

I am wearing a safety harness, so I’m not in any real danger, but the same was true of my aunt’s condo’s 10th floor balcony.

I’m not over my fear; I’ve just exercised my bravery muscle enough that I no longer have a noticeable problem.  

The same is true of real estate investing.

Cherry and I went firm on two duplexes I’m buying off my clients, and the experience has so far been the easiest. 

With practice, a cash-flowing portfolio, systems and the right relationships, it’s never been easier… but those have been famous last words before.  

I’ll have Cherry back on soon to detail how these deals went down and how we financed the investment using our whole life insurance policies.

More importantly, she borrows from her life insurance for the capital to invest in three properties plus bankroll her stock hacking account.

The Mothers of Real Estate (M.O.R.E.) With Monika, Gillian and Rachel

Welcome, Wealth Hackers!

Happy Belated Fathers Day to all the great fathers out there and the mothers pulling double duty; I don’t know how you do it.

A quick word on children and making the world a better place, here’s a quote from Saifedeine Ammous’ book, “The Bitcoin Standard”:

“A society in which individuals bequeath their children more than what they received from their parents is a civilized society;

It is a place where life is improving, and people live with a purpose of making the next generation’s lives better” ~ Saifedean Ammous.

That’s pretty cool, eh?

That’s what great about you… You’re here investing in yourself to get educated, get inspired to invest in real estate, stock hacking, whole life insurance, new businesses to get ahead in life and provide better futures for your families.

For many of the rich, the more you make, the more you give. Warren Buffet just announced a $4.1 billion donation of Berkshire Hathaway shares to charity.

Note, he’d rather donate the money than let it go to the government via tax because, in my experience, a well-operated charity with low overhead costs is infinitely more effective than the government.

But first things first, you have to be rich with assets to have the option to choose where your money goes.

Cherry and I plan to leave eight figures to the Hamilton Basket Brigade, the charity we operate with next to no overhead costs as almost everything is donated and no one is on a payroll. 

The eight figures of capital will form a charitable foundation meaning the capital is not spent but rather invested. The proceeds from the investing, specifically stock hacking, will provide the operating budget for the charity.

The Hamilton Basket Brigade will then spend the budget on clothing, shoes, backpacks, food, whatever the children of Hamilton need. That will be our contribution to the next generation and all future generations.

We will also teach our kids to be grateful for all they have and the importance of giving to the less fortunate. Hopefully, they will go on to grow the charity and continue to improve society for future generations. 

That is our mission, and if it’s not them, it will be someone else because it must be done. We can’t rely on the government or even other charities; the WE Charity scandal should be enough to make anyone skeptical.

As the reopening of Canada and Ontario continues, we plan to run events in person again once we are legally able to. 

Cherry and I thankfully have both our covid shots.

Right now, I’m fully vaccinated and grateful. Not gonna lie, I cried a bit, maybe a lot after my 2nd shot. It’s such a relief knowing my personal pandemic is over, and I’m not at risk to our clients, our staff, my family, etc…

I have the same vaccines in me as the Chancellor of Germany Angela Merkel: AstraZeneca and Moderna. If it’s good enough for the leader of the fourth largest economy in the world and largest in the European Union, it’s good enough for me.

I took the first shots available to me at the shortest interval possible of exactly eight weeks. I have no interest in being hospitalized by whatever variants are coming into our country knowing our borders are pretty open.

My friend’s mom was even on a plane from Mexico full of folks connecting from their country of origin which has banned direct flights to Canada because that country is where one of the worst variants was discovered that crushed their medical system.

All the adults in my family have double shots now, and I can’t wait to host my niece for a sleepover party this weekend.

The kids are all beyond excited, and it will be fun to entertain the family at what I call “A cottage experience,” which is our home only 40 mins from the city.  

Life is getting back to normal, and I can’t wait to enjoy a normal summer. I hope the same for all of you out there as well, a safe and enjoyable summer!

We discuss if now is the right time to buy real estate, what their parents taught them about money, if there are barriers to mothers investing and what they are teaching their kids about investing and life.

Lessons From 200 Episodes With The iWIN Real Estate Team

Welcome to the 200th episode of the Truth About Real Estate Show for Canadians! 🎉

It’s been an amazing run!

What started as a six-episode experiment back in early 2016, we managed to do something right, and here we are at 200 episodes!

I’ll start by explaining a lie I tell on the show: we have a few more than 17 listeners. 😃

Based on some of the stats I’ve looked up over the years, this podcast ranked 88th in the Business category in all of iTunes, this is a top 1% podcast in the world of podcasts, and we’ve ranked within the top three Canadian podcasts a couple of times.

I’ve even had a big-time podcast producer that works with publicly traded companies audit our show, and he was beyond impressed with our stats, sharing with me that our listening time was 2-3 times greater than that of his clients.

I tell this lie because the truth about real estate investing is that not all real estate investors want the attention and/or fear public speaking. So, if no one’s listening, there’s nothing to fear, right?

But some of you are listening, and I want to thank you for being our listener or watcher on YouTube. 

Oh, by the way, a few months ago, we hired a fancy TV producer; hence you’ll notice our audio and video production has improved.  Our videos are, of course, posted to YouTube at The Truth About Real Estate Investing.

Anyways, as the pandemic is winding down and you real estate investors, including our hundreds of investor clients, have benefited heavily from investing in land-based real estate.

No one could have predicted prices would go up like crazy as they have, but if you’ve followed the show, then you know all signs pointed that way, so I want to thank you for listening and taking action.

It has and always will be my honour to give back, share what I’ve learnt and continue to learn from our expert guests on this show. 

I’m grateful to have this platform to pull together leading experts, especially as the pandemic started and our community was uneasy.  We had to talk some investors off a ledge from selling out of fear.

How To Invest in Laneway Housing With Lanescape.ca

Greetings, my fellow Wealth Hackers!!

Hope your week’s off to a good start. I know mine is.

My golf game is improving :). Last week I trimmed 16 and 18 strokes off previous rounds of golf at respective golf courses!!

Tracking results and using consistent rules of play make tracking more effective, and there is an old saying in business: What gets measured gets done.

So whatever you deem important in life, you should check on it at regular intervals: Eg. how many times you spend time with the kids each week, date nights, net worth, monthly cash flow, vacation weeks etc, are all important metrics to the wealth hacker.

On one evening after dinner, I took the kids for an evening stroll around the pond behind the house, and we made it our thing to see what wildlife we could find.  

This spring so far with the kids, we’ve found a pair of beavers, frogs, and more recently, baby geese and ducklings, a turtle and this week, a nesting snapping turtle laying eggs!!

I don’t know about you, but this is the first time I’ve witnessed a turtle laying eggs less than 200 yards from my house nonetheless. 

Anyways, she laid around 30 eggs next to a walking path. The next morning, the kids and I installed two orange cones next to the nest to protect the eggs, so no one steps on the nest.

I used long golf tees to pin down the cones so they don’t blow away and ordered some reflective driveway markers for a longer term solution, after googling and finding out the baby turtles need 60 days to incubate. 

I also scolded a lady for getting too close to the nesting mom.  She got within two feet to get a better look.  The turtle mom tucked her head into her shell, which turtles do when they feel threatened.

I like doing this with the kids, enjoying the outdoors, teaching them about wildlife, and just as importantly, respecting living things.  Except for mosquitos, I’m nobody’s food source, lol.

As if the turtle sighting wasn’t exciting enough, my friend and client Kaush Nanubhai texted me that we could book our second covid shot, and I did.

The big day is July 14th, and I couldn’t be more excited about putting the Coronavirus behind me.

As someone who enjoys doing research, reading charts, etc., the most recent stats out of the UK in how new covid case to hospitalization rates are dropping, even as the fourth wave begins thanks to the Delta variant, I can tell vaccinations work.

The Delta variant is the one that ravaged India, so no thank you for my family and me.

As for me, I won’t hide at home. My kids will go back to school in person this fall. 

But, knowing our borders are open and how many have avoided or paid the fine to skip the quarantine hotel, variants will continue to come into Canada, so my choice is for Cherry and me to protect ourselves.

Thank goodness science will protect us from bad government, but thank you, government, for the free vaccine 😛

I almost forgot, I also gave a 30-minute presentation to 60 grade 8 students on investing as part of the financial literacy segment of their math class hosted by my award-winning teacher friend Ms. Horst. 

She wins awards every year for being leading edge for her use of technology in the classroom.  For example, school projects are submitted online as (private) blog posts using Google Chromebooks she convinced the school board to invest in.

The world needs more teachers like Ms. Horst.

Anyways, after getting the OK to be unfiltered about all the money printing going on, stuff not covered in the mainstream media, I think I did alright.

I hear some students took as many as six pages of notes, and one student even reached out asking if I would be their mentor.

As always, it is my honour to give back to the community what I have learnt, so if you’re an educator out there, grade eight and above, I’d be happy to present to your students too.  Just ask.

I know I wish I’d known this stuff sooner… As I told the students, my net worth would be 4-5 times higher than it is now if I’d started my journey at their age.

Young Ryan reached out via my website to let me know he’s been a long time listener, more recently, an investor.

Did you know many Canadians are struggling to get into the real estate market right now?

It sucks, and I feel bad for the younger generation or anyone who can’t get in.

One just needs to check on the net worth of tenants vs homeowners to know that the path to avoid poverty is to be a homeowner.

In a low-interest rate environment combined with governments worldwide creating more and more money from thin air, economic theory dictates to protect yourself from inflation is to hold hard assets.

An ideal hard asset is self-liquidating, as in it pays for itself. 

Such as investing in real estate, the rent from the tenant covers all the expenses and mortgage payments, then in 20-30 years, the house is paid off, and one owns a cash producing asset free and clear.

Not bad, eh?

Many of you already know this and got it right. 

Sadly, many did not, and it’s not your fault if you didn’t. Schools don’t teach investing, and banks would rather sell you mutual funds than see you buy cash-producing assets. 

I don’t blame the banks; selling mutual funds is how they make money.

There was even a sarcastic billboard in downtown Toronto that went up with the question, “Can’t afford a home? Have you tried finding richer parents?”

While there is some truth to the billboard, yes, many first-time buyers and buyers, in general, are getting help from their parents for down payments and even credit.

I hear it all the time from the mortgage agents and brokers we work with BEFORE the pandemic happened.

For anyone who’s been following me for a while, you know we’ve predicted real estate prices would go up on land-based housing for years…  

No one expected prices to go up 20% over a 12 month period!

However, I’m still offering on houses, and we offered on one last weekend. 

I wrote the offer myself while Cherry and the kids enjoyed a hot and sunny day in the pool, which sucked for me as I missed the fun.

But such is an investor’s life…  Delaying short-term gratification for long-term, intergenerational gains.  

My preferred investment strategy still allows me to cash flow even in today’s market.

That was 11 years ago, and thankfully they did the deal. I’m sure the house has tripled in value. 

Funny how investing in real estate can change lives.

11 Years later, Matt Spada is no longer the 23 year old I met in 2010.  He’s now a business owner, father of two, owner of as many as 12 properties, now holding seven houses.  

Matt also took our Stock Hacker Academy program this past fall and shares he’s really enjoying it, which is awesome because I love hearing client success stories.

Investing in Insurance To Buy More Real Estate With Jayson Lowe

Yay! Things are opening up!

Vaccination rates are climbing, and over 60% of adults in Ontario have had their first shot. So at least that part is on pace to allow for Step 1 of 3 – the reopening of the economy and normal life.

I saw BC’s roadmap has September 7th as the final step for reopening, so the end of the pandemic has never been so visible.

Also reopening for us is date night. LOL.

Cherry and I, many times, had committed to a once per week date night… But the most recent lockdown gave us an excuse not to continue that tradition. But we’re back on track… this week at least, as we spent Victoria Day evening together playing golf. 

We had a great day enjoying the outdoors with great weather, and she beat me again!  

Even though I can hit the ball a lot farther than Cherry, there is little to negative benefit of hitting a ball further out of bounds or into a pond.  

This is only my second year playing golf, so I’ll endeavour to improve with planned weekly lessons plus golfing once or twice per week.  

The summer is looking promising!!

To me, it’s always fun to challenge yourself outside of business and investing and learn a new skill. 

Observing how to learn a new skill helps us share and educate others on how to invest, whether in real estate, stock hacking, or whole life insurance… which is the subject of today’s episode!

Investing in Insurance To Buy More Real Estate With Jayson Lowe

Today we have my friend Jayson Lowe of Ascendant Financial, who is kind enough to provide Cherry and me whole life insurance.

If you never heard of whole life insurance and how it fits into the Infinite Banking Concept, that’s ok.

Like learning how to invest in real estate, it wasn’t anyone’s job to teach you. For me, I only got interested when several of my wealthy real estate investor friends shared how whole life insurance was their path to more mortgages. 

There is a right and wrong way to invest. I know quite a few who did it wrong, so I’m glad to have Jayson, a real estate investor and private lender, explain this strategy in detail.

How To Small Scale Develop A Property Using Free Land With the Infill Boys: Andy, Charles & Steve

Have you heard of Covid 15?  That’s the 15 pounds you gain during the pandemic, lol!

Now that it’s shorts weather, like a true Canadian, if the temperature is above 20 degrees celsius (68 degrees Fahrenheit to you Americans listening), I throw on shorts.

But, small problem, my 33-inch waist shorts are a bit snug.

I was all excited when I bought these 33” shorts because 32” is too tight, 34” and I need a belt. 33” was just right till I gained these extra pounds over the winter.

So what would you do? Make lifestyle changes or buy new shorts? 

Personally, I’m cheap, so I’m going with dieting.  Fasting is more the proper term. What’s worked for me in the past is to only consume few healthy fats in the morning with my coffee, specifically about a tablespoon each of grass-fed butter and organic coconut oil, then I won’t eat until lunchtime.  

At lunch, I’ll eat a pretty big meal and avoid bread, which tends to make me bloated.

When I get home, I’ll ride my indoor Peloton bike for 20-30 mins. My goal is to burn 500 calories a day, clean up, then have dinner with the family.

This is what works for me; I’ve done it before under the guidance of my naturopath, Dr. Cowan. 

I’ve already dropped five pounds and am looking to drop another five pounds before the lockdown ends to lose the dad bod.  Only then will we invite guests to visit and hang by our pool at the new house 🙂

The Path To $1M Per Year with Corrie George

Greetings, Wealth Hackers!

I hear the lockdown in Ontario has been extended by two weeks.

But, great news because the government announced that outdoor recreational activities like golf and tennis courts would be allowed to re-open over the weekend.

Life is slowly getting back to pre-covid normal 😊

Personally, I can’t wait to go golfing again plus I already had my first AstraZeneca shot three weeks ago.

I want to thank the folks sharing their experience of actually having the virus, fever, aches, pain, headaches, hospitalization for two weeks, continued issues months after recovering from the initial severe symptoms.

I have no regrets about taking the AZ shot as I know I’ll never have to experience these severe symptoms, let alone be responsible for passing it onto someone else.

In my line of work, I still need to meet with clients.  One lives with his elderly parents; another just had a baby six months ago.  I’d be very upset if I were the one to ever cause them hardship.

Some may disagree with me, and that’s cool. No one agrees on everything with everyone. My kids don’t even agree with me on who their favourite parent is. 😀

Here’s another example… Some took the last 12 months off during the pandemic.  No doubt, life, online school for the kids, health and work all got harder. 

I recall even seeing Facebook posts that one doesn’t need to learn a new skill or side hustle while we are on lockdown.

In my experience, the path to success is not letting things happen to you; it’s making things happen.

As we approach the end of the pandemic, and it will end… places like Israel, several US States, the UK, a mixture of places that either locked down or have high vaccination rates or both have limited restrictions within their borders. 

We’re not that much further away here in Canada but imagine this… Imagine a newspaper, a newspaper all about YOU. 

On the day the pandemic is over, you open the door to your house, the newspaper has been delivered and is waiting for you on your front step.

You open the paper and look at the front page. What does the headline say? 

Does it say you logged 10,000 hours on Netflix, or does it say you came out of the pandemic as your best you?

For all you real estate investors, you’re likely the wealthiest you’ve ever been. No, it hasn’t been easy; I’m there with you. I’ve never had so much vacancy in my student rentals, but all rents have been paid on our regular rentals. 

Even for stock folks, several markets are at or near all-time highs.

On the personal side, I got to spend a lot of quality time with Cherry and the kids.

Just last night on our family after dinner walk, we came across a beaver chewing on a branch.  I’ve only ever seen one other beaver in the wild, so to me, this moment was precious. 

Thanks to my Peloton bike, I’m in great shape between virtual spin classes and strength training. 

Yeah, my golf game stinks not being able to play as it’s too dangerous in covid times, but one day…

Personally, I hope your newspaper headline reads you smashed it!

Totally ok if you needed a couple weeks or months to acclimate to this new environment, but then you went on and crushed it!

The Path To $1M Per Year with Corrie George

This week, we have my controversial friend Corrie George Elieff.

Just a heads up, Corrie has invested in real estate, done a flip and plans to invest in apartment buildings, but that’s not why he’s here today, so we barely talk about real estate.

Why Corrie is here is because the truth about real estate is… The majority of real estate investors have great paying day jobs and that’s how they can convince the bank to lend them hundreds of thousands of dollars. 

But first, having a six-figure income helps, and Corrie has a track record of developing those who are young at heart into successful sales professionals.

Corrie is here and to share his crazy ass story of building his $8 million businesses by the time he was 30 years old. How he met his idol at 26, completely blew it and was laughed at Grant Cardone’s staff meeting of 50 people, heavy drug use as a teenager, quitting cold turkey to move out west and live in a warehouse for eight months…

Almost dying from organ failure, getting stem cells from Columbia, losing $1 million last year, how he’s bouncing back in 2021 and most importantly, how his company competes with post-secondary schools for higher education, giving young people quality sales training.

Corrie and I don’t agree on everything, and we don’t have to because, in the end, it’s the results that matter and I’d like to say we both help people.
